I used BuildPro Editor to change those values "qemu.hw.mainkeys=0" but this string "sys.status.hidebar=true" isn't in my buildprop
I do rebooted after applying changes

I don't need the Navbar or (notification bar for that Mather) I'm using an AirMouse and that app I tried (All in one Gestures) has the option
of using Android in fullscreen mode (inmersive mode)
Maybe I disabled something for error or froze an app that doesn't let me chance the accessibility settings

    I'll try a Custom rom I guess

I found a solution, probably I'll try something else for now I'm ok with these solution

I reset the application to their default values (Permissions, notifications etc..)

added this "qemu.hw.mainkeys=0" to my buidprop and installed this app: Hide System Bar (Full Screen)

Granted root access to that app and rebooted

      Now I have immersive mode!

The downside it's that I can't open the "recent apps" menu but I don't mind that much

Maybe later I'll try a Xposed module for the Immersive mode
I havent tried installing TWRP or Xposed on any Android Box

anyway thank very much for helping me

            Hello,
I do the same in a rom that i custom but there are 2 version of hide system bar (full screen) [free version & paid version)
after some time you will see a message on your desktop

Best solution i found is to install Xposed and Immerse ME module.
You can stay with navigation and notification bars.
They disapear automaticly when youtube is launch.
